How is a property measured?
In the appraisal process, various tools are used to provide the dimensions of the perimeter in determining the square footage of a property. These tools are an integral component, as visual estimates of dimensions are not as accurate of a method. Standard measuring tools in the industry include rollers, measuring tapes, and various types of lasers. Using lasers to measure is especially important in cases of angular, irregular, or reconfigurations that are not right angles, where there is a need for more accuracy. We deal with such issues when it comes to more complex properties, such as those with bay windows, dome shaped ceilings, and circular or other uniquely shaped rooms.
Why is it important to use proper tools?
The use of proper tools provides a more accurate method of measuring as well as in determining the extent of any additions. Often times, additions are made to a home after the original construction. These include enclosed patios, converted garages, open area enclosements, extensions to various rooms, and modifications or reconfigurations to the original footprint. It is critical that all of these factors be taken into consideration when determining the actual square footage.
